Rooms and atmosphere

The published price list numbers rooms by floor (201, 301 and so on up to a VVIP 901), so expect rooms of different sizes spread over several levels. Note that the list covers both the 21 and 99 branches together, so confirm which rooms are at this address. The location, a short hop from the backpacker area, makes it an easy second stop after dinner.

How it works and what it costs

From third-party listings, which do not fully agree:

• Room charge: from 450,000 VND per hour (one source); another lists 590,000–1,100,000 VND per hour depending on the room
• Tiger beer: about 65,000–68,000 VND per can
• Water 40,000 VND; fruit snacks from 45,000 VND
• 10% VAT and a service charge on top

Tips are described as paid directly on the spot, in cash, as is usual at Saigon's local KTVs. Because sources differ, ask for the room rate and whether tax is included when you arrive.

Location and getting there

Bùi Thị Xuân runs between the Phạm Ngũ Lão backpacker area and Bến Thành Market, so from most District 1 hotels it is a 5-minute Grab ride or an easy walk. After the 2025 reorganisation, map apps may label the ward Phường Bến Thành.

Tips

• Doors open at 1 pm; closing time is given as anywhere from around midnight to 3 am.
• LUXURY 99 is on the same street, so if one branch is full, ask about the other.
• Look for the "LUXURY RESTAURANT" sign; it is easy to walk past while hunting for a KTV sign.
• Afternoon visits tend to be quieter if you want a room without the late-night rush.
